Beam & Sill Replacement in Reading & Berks County

The sill plate and main beams carry the whole house. When termites eat through them, replacement is the only real fix, and it has to be shored and done right.

What beam & sill replacement involves

The sill plate is the band of wood bolted to the top of your foundation, and the main beams are what the floor framing rests on, so they are exactly where subterranean termites strike first and do the most damage. Replacing them means temporarily shoring the structure to take the load, removing the destroyed wood, and installing new, properly sized and treated members before the weight is transferred back. Done wrong it's dangerous; done right it's invisible once the home is back together.

Signs your beams or sill need replacing

  • Sagging floors along an exterior wall or down the center of the house
  • Visible crumbling or hollowed wood at the top of the foundation
  • Gaps opening between the foundation and the framing above it
  • Doors and windows on one side of the house going out of square
  • Mud tubes climbing the foundation to the sill
